My clients are pretty savvy when buying new homes. Why should they use your services?
There is a common misconception on behalf of the buyer that the builder is upfront with all required information. This can be quite damaging when the buyer makes a request for warranty service and is unaware of the proper process and the procedures required by the builder to cover the request. Often times if an item is not properly documented at the final walkthrough, the responsibility can fall back on the buyer.

Doesn't the state registrar of contractors protect the consumer?
They can and they will, but certain strategies must be in place. I understand the loopholes in the industry and I can help close them. My expertise at the final walk through allows us to be consistent with warranties and proper documentation

Is the builder's warranty process as complicated as it sounds?
Not really, but my experience with this process tells me it can be if you are unaware of the common pitfalls. From excitement to anxiety, the buyer can often tuned out of what is being said, may not know the questions to ask or what must be properly documented at the walk through which is a critical time. This is often true with first time homebuyers or buyers that are relocating from out of state and may not be familiar with local building methods, material or processes.

How does the builder feel about independent representation?
Many builders have recognized the value of a satisfied customer and the value of another set of eyes on their product. Some builders have developed set dates in their schedules for pre-walks and welcome our services. Generally builders prefer to identify warranty issues at the time of walk through rather to deal with them after the buyer takes possession.

I normally attend the walk through. How would I benefit from this service?
Unless the realtor or the buyer is experienced in construction and the homebuilders warranty process and services my services can be quite valuable and informative I will review the home as a pre-walk and provide a comprehensive report for the homeowner's personal use. This report can be utilized at the final walk through. We support the customer at these points and make sure the information we have gathered is properly documented and the information is true and accurate. We make sure warranties are clearly understood. We protect the interest of all parties including the realtor. The walk through truly becomes the benchmark against which warranties claims will be judged.

What makes you different than a home inspection service?
Home inspection services are often used with older homes and identify "after the fact problems". At New Home & Warranty Consultants We are unique.
